Flexential Acquires Prime Property in Hillsboro, Plans New Data Center as Next Phase of Expansion

Hillsboro 6 to enable 27 MW of new capacity in one of the nation's most coveted markets for digital infrastructure

DENVER, CO. — Sept. 4, 2025 — Flexential, a leading provider of secure and flexible data center solutions, has expanded its footprint in one of the country's most competitive digital infrastructure markets with the acquisition of a parcel in Hillsboro, Oregon, that will be home to its sixth data center in the city.

Located across from Flexential's Hillsboro 1 data center at 3935 Northeast Aloclek Place, the site will give rise to Hillsboro 6, a 350,000-square-foot, two-story data center expected to support 27 megawatts (MW) of capacity through its FlexAnywhere® Platform offering colocation, cloud, interconnection, data protection, managed and professional services. This acquisition aligns with Flexential's preference for facility ownership and positions the company to better deliver purpose-built infrastructure for enterprise, artificial intelligence (AI), and cloud workloads.

Flexential operates four data centers in Hillsboro, with Hillsboro 5 — a 358,000-square-foot, 36 MW facility — under construction and expected to come online next year. Together, they form a major transpacific interconnection hub, with Hillsboro 2 often referred to as the "Network Access Point of the Northwest" because it houses the densest connectivity hub in the region and the U.S. landings of the New Cross Pacific and Hawaiki subsea cables, among four other subsea cables.

That infrastructure is powered by Portland General Electric (PGE)'s Sunset Reliability Center and benefits from redundant power grid access and priority fuel delivery under the utility's Dispatchable Standby Generation program. For Flexential, Oregon is also a gold-level partner in PGE's Clean Wind program, which guarantees access to a reliable renewable energy source.

Hillsboro and the surrounding "Silicon Forest" offer a mix of infrastructure and economic advantages for data center operators, including a well-established ecosystem of cloud and AI providers and meaningful cost savings driven by Oregon's favorable tax environment. Supported by high-capacity fiber, clean energy options, and enterprise zone incentives, Hillsboro has emerged as one of the most attractive tech and data center growth markets in the U.S.

It posted a vacancy rate of just 0.2% in the first half of the year — the lowest among the eight primary U.S. data center markets tracked by CBRE. During that time, Hillsboro delivered 48 MW of new capacity and absorbed 48.4 MW, equivalent to roughly 10% of its total inventory. Despite that pace, net absorption over the past year remains negative, highlighting a persistent supply-and-demand gap that Hillsboro 6 is positioned to help close.

Flexential has more than 330 MW of capacity built or under development, including a 22.5 MW high-density facility in Parker, Colorado, set to open next year, and facilities in development in Atlanta, GA and Hillsboro, OR. As part of its long-term real estate strategy, the company secured full ownership of its Atlanta-area footprint in May to support long-term investment and provide consistent service in the market.

In less than 12 months, Flexential has raised approximately $1 billion from GI Partners, GI Data Infrastructure, Hamilton Lane and Morgan Stanley Infrastructure Partners to develop next-generation data centers and support its continued expansion.
